Flooring & Tile Selections

These aren't the best pictures, they were taken with a phone, but hopefully they give an idea of what we chose.

We chose the CHERRY hardwood for the floors in the entry way, powder room, kitchen and dining room.

In this picture are the Espresso kitchen cabinets and the Granite for the kitchen countertops.




Next are the carpet options we chose.  The plainer, lighter one is the color for the great room and the upstairs (Woolskin).  The tan, patterned burbur carpet is for the basement (Beige Whisper).  





For the upstairs bathroom we changed the cabinets to White Timberlake.  The granite countertops are called Ubatuba and are a dark black with lighter specs throughout.  The shower will be the standard 6" x 6" white tile.  We chose a vinyl flooring called Initiator.  



The Initiator vinyl will be in the laundry room as well.  

For the Owner's Bath we upgraded to the White Timberlake cabinets as well and the same granite of Ubatuba.  The floors will be 12" tile in Castillian Gray.  The shower will be 9" Castillian Gray with a Triton Nautillus glass accent trim.  




As you can tell... we aren't really beige and tan people.  Well, I'm not.  But luckily, the design showroom has these grays that worked perfectly for my taste.

Our Palermo Floor Plan

Here is the floor plan of our Palermo as close to what we chose as I can get it.  

We have a reverse plan.  We did not get the Morning Room.  It's only the two of us and our pups, Roxy, so we didn't need the extra space.  

This Main level gives us a great sized Great Room.  A decent kitchen and a formal dining room.  The home office is also a wonderful size and since John works from home, this space is just what we needed.  

The second floor is where the four bedrooms are located.  The laundry room is a great size and has a linen closet in it as well.  We upgraded the Master Bath to a roman shower (two shower heads) and a 5 foot seat.  We also upgraded the tile in the Master Bath which I will show pics of what we chose in another post.

Basement

We chose to finish the basement.  We will have a family room setup down there as well as John's hobby area.  The Media Room will be a home theatre someday.  We are having the plumbing rough in for the powder room put in and we will finish ourselves.  The Storage area is staying unfinished as we will use it for storage and probably a 2nd refrigerator.  





Pre-Construction Meeting is scheduled!

We purchased our house in May.  We were told they would break ground some time in July and would hopefully be finished in October.

We just received notice from our sales agent that they are planning on starting our house the week of July 8th!!!  So we have scheduled our pre-construction meeting for July 2nd!!  We are very excited to meet our Project Manager and discuss all of the choices we have made on the house.

I will be posting our selections soon, along with pictures from the design showroom of our floors and such.

Elevation

We chose Elevation B.  The picture is not our house, but it is the same elevation.  We chose Grey siding with black shutters and black door.



Our story...

We just purchased our very first home!  A Palermo model with Ryan Homes in VA.  We are very excited... and nervous.

We have been renting all our lives.  Mostly because we have been moving around the country.  From Virginia to Las Vegas.  Back to Virginia, then to Los Angeles and now back to Virginia.  We thought if we owned a home, the freedom to pick up and go when a job arose would be lost.  We have been back in Virginia for almost a year and at the beginning of the year we started talking about what we are going to do.

The housing market in this DC metro area is insane and had just started to pick up.  So we thought maybe this is our chance.  Our lease is ending and let's start looking.  So we did look at resales in our area and we were going to be forced to downsize.  We widened our search and discovered an area where huge houses were the same price as these townhouses near us.  Luckily right now we have the freedom to go wherever we want, so we decided to look farther away.

We decided to look into new construction.  There was another builder that we thought about buying with before Ryan Homes.  But the salesperson at Ryan was so wonderful, she actually brought us around to Ryan.  She was great in that she kept in touch but didn't bug us.  Kept us posted on lots that were becoming available and then even met us at the Palermo model early one morning.

We fell in love with the Palermo and signed on the line!!
