What a crazy week!

I'm sure if you are reading this because you are thinking of buying a home, you are well aware of the crazy ride the interest rates have been on for the past 3 months.  We signed our purchase agreement in the middle of May.  Rates were 3.25% at that time.  In July, after the FED made some statements about changes in their spending and investing, the rates started moving up.  Not the usual slow growth like it has happened in the past, but 1.5 points over the last month and a half!

Obviously that adds a major amount to a mortgage payment and we have been discussing our options over the last couple of weeks.  Should we just deal with it and carry on?  Should we cancel the house and lose our deposit?  Is there anything that can be done?

After talking with our loan officer as well as our sales rep, Ryan Homes and NVR put together options for us and presented us with more comfortable numbers.  After a few days, we finally locked in our rate on Thursday and we feel comfortable with our choice.  We are once again looking forward to closing on our house in 38 days!!!

Pre Drywall Pics!

Our pre drywall meeting went very well.  The project manager is so well organized and knew everything about our house.  Was very impressed with him!  We only had a couple of requests and since the electricians were there, they made them right away.

First was the wiring for the chandelier in the dining room.  I wanted it to be slightly off-center as we will have a piece of furniture on the side which will cause the table to be slightly off.  Not a problem!

We only got a 2 piece rough-in for the bathroom in the basement.  What we didn't realize was that meant the entire room would be drywalled over.  There is no door!  So while that was a surprise to us, we were able to get them to move the electrical wire up over where we will have to cut in a door.  I take that as a bonus!  haha.

So the drywall starts going in tomorrow and we are told they will start locking up our house this week.  Things are moving along.

The pictures below are from before the pre drywall meeting as they show the rooms better.  This weekend we will definitely have more with the drywall up!

Roof is on and the windows are in!

Pre-Drywall Meeting scheduled!

We received an email this morning asking to schedule our pre-drywall meeting for next week!  This means that the electrical, plumbing and HVAC is in and we will be inspecting the placement of everything next Wednesday!  It is truly mind boggling that this is happening... it seems so fast from when it was starting.  I know the next 6 weeks are going to fly by (fingers crossed)!

We will be visiting the house tomorrow and taking some pictures, so stay tuned!

We have a house!

One week later the entire house is framed!!  When we drove up this morning we saw from behind that a house was standing but we couldn't believe it.  We couldn't get down our street because there were so many workers on it.  The utilities were being put in the street I guess so it was hard to make it through.  Luckily we went to the next street over that has houses being built and had a clear shot to see our house standing!!

There were lots of guys there working on the house.  The back side had a few windows in it and it looked like that was the job of rather day.  We can't imagine what we will see next week but this was a wonderful surprise.  We just hope we will be able to walk around the house and take more pics!
